Buying Your Home

As a certified buyer specialist, I usually work for my client under representation. The Accredited Buyer Representative (ABR) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded by the Real Estate BUYER'S AGENT Council (REBAC), an affiliate of the National Association of REALTORS, to real estate practitioners who meet the specified educational and practical experience criteria.

As a buyer's representative, I work for, and owe fiduciary responsibilities to my buyer and have the buyer's best interests in mind throughout the entire real estate process.

As a buyer's representative I will:

• Evaluate your specific needs and wants and locate properties that fit those specifications.

• Assist you in determining the amount that you can afford (pre-qualify), and show you properties in that price range and locale.

• Assist you in viewing properties - accompany on the showings, or preview the properties on your behalf to insure that the identified specifications are met.

• Research the selected properties to identify any problems or issues to help you make an informed decision prior to making an offer to purchase the property.

• Advise you on structuring an appropriate offer to purchase the selected property.

• Present the offer to the seller's agent and the seller on your behalf.

• Negotiate for you to help obtain the identified property -- keeping your best interests in mind.

• Assist you in securing appropriate financing for the selected property.

• Provide you with a list of potential qualified vendors (inspectors, attorneys, carpenters, etc.) if these services are needed.

• Most importantly, fully-represent you throughout the real estate transaction and coordinate all details.

Buying Investment Property

Owning property as an investment has great potential for creating wealth. One of the first decisions an investor needs to make when considering the purchase of property is deciding whether it will be designated as a short-term or a long-term investment. My expertise will help the buyer purchase both types of investment.

Short-Term Investment

With a short-term investment, it is important to find the buyer undervalued properties, provide them with resale prices, a marketing plan with different scenarios, and help them decide whether the property needs renovation or not. With my background in design, I can also help the buyer envision the full potential of the property; assist with layout and material choices. To simplify the process, I will help coordinate the entire transaction from purchase to the resale of the finish product.

Long-Term Investment

Historically, Real Estate property has shown a consistent growth in value. When looking for a long-term investment, we have to carefully evaluate the property condition, rental potential, cash flow, capital appreciation, tax benefits, and equity pay down. To simplify the process, I will accompany the buyer through the evaluation process and help manage all the details of the transaction.
